First one is Chloe stuttering a bit, second sound is absolutely 100% a cat. Nothing mysterious about those sounds.
The ghost story in the first vid is pretty believable though, since it's pretty close to what other peoples' believable ghost experiences were like and not over-the-top fakey bullshit.
