Another inhabitable planet? That's a thousand kind of impossible and we didn't talk about the details. If the planet is capable of supporting life but by chance we were the first one to have an intelligent species, you would still likely have a ecosystem that doesn't interact with ours well.
If we are lucky we genocide the planet by accident.
If we are unlucky the first probe meant to bring back sample contaminate us with a deadly life-form that require us to nuke our own planet just to be safe.
