Japan's not North Korea, you don't have to be have a visa to own property, but it does make things easier.

Almost all apartments in Japan are sold like separate condos. I own my apartment's interior and some percentage of the building as a whole, and I pay a small condo fee for the maintenance and stuff.

The price varies wildly depending on many factors, but I think 20,000 USD for a no-frills studio mansion within 1 hours commute to a large city is probably the bare minimum worth bothering with.

You can also find used vacation cabins in very remote campgrounds in mountains and forests for 10-20K as well for a little more space. However you would need a car or a scooter at the very least to commute to buy provisions and food from the nearest town. Also it would feel very Japanese with few Japanese around in the empty inaka.

Buy an apartment. No really, there is no other way unless you have a buddy in Japan who owns property and is willing to rent to you. The standard of background information, personal history, and guarantors required for renting in Japan is insane. As a foreigner you are basically an alien entity with no ties to anything or obligations to be held to. Hell, even Japanese kids with little established background and connections have to resort to renting Leopalace type places which are about the same price and have a shady reputation.

Don't know if it will be possible to get a good size apartment building for such an amount of money, but I'm regularly surprised at some housing offers.
Renting it out can become a hassle though (unless you can make sure that only sane people live there)

The /jp/mansion is now in the works of becoming a farm project on /qa/. Once I have the capability I can buy land and build a barn and additional housing building. mansion renovation anon here. I originally posted on /日本の風景/ but I think this thread is more relevant. Just wanted to update that renovations are moving forward for the next few months. If a thread like this is still around I'll occasionally give updates/photos.

Also to let any anone with ambitions to buy a cheap property in Japan; You do NOT need a Japanese bank account or resident visa to set up utilities like I have seen posted everywhere online. You can both buy property and pay for utilities and living needs with only your tourist visa and credit card. In my case My water, gas, and electric bills all arrive in the mail with a barcode that can be scanned and paid at any conbini. I also didn't need a hanko, but I had one made in English characters anyway just to make things easier. The only thing I would really recommend is either a strong amount of Japanese or employing someone who can speak good English and handle dealing with people in Japanese on your behalf like a bilingual realtor or good friend.

The business model that I suggested would be based around the idea of contractors giving money to the employers, which they would use as the contractors' pay (because why would you give them your own money to do literally nothing). Obviously, you could ask them for more money than you'd pay them so that you get something out of it.

Even if you get jobs in Japan you aren't assured to have them for long enough to fulfill the requirements for a resident visa, and may get told to go back to your country. This would merely be a way for people to stay temporarily if they've been working for quite some time and lost their job.

They'd have to give you the minimum wage money, but also other expenses such as health insurance, which means it's both a pain in the ass for the employers and quite expensive for the contractors, hence why I'm suggesting that it be limited to cases like the one I mentioned in the previous paragraph.

Also, to ensure that you won't have to pay them a month's salary before they give you the money, you could for example stipulate that they'd have to give you the money fifteen days before payday, otherwise you'll terminate the contract.

After making that post I went and did research on rralistate. By opening up a personal property to such legal contracts you could loose everything and simultaneously face jail time on a federal level of someone felt like they could use you even if it wasn't justifiable all to gain money or the property.

Buying property in Japan is all abut determination. You don't need a damn thing other than flying out here and a strong will to force things through. I ran the numbers and decided that even if I only stay on a tourist visa 3-6 months out of the year, a ~5,000,000 yen piece of property is much cheaper and valuable in the long-run than paying ridiculous gaijin accommodation prices. Not to mention the ability to rent/airbnb it out or sell it later, potentially at a profit. It takes some patiences and research but cheap properties are scattered throughout the country and you have to be ready to pounce on them with cash.
