If you look up the buildings online and go to them IRL, actually walk around down there, you can just have management show you around various buildings and apartments. What they're doing is reworking old office buildings into residential towers. The main problem with this is that the buildings were never built with this many stoves in mind. You dig? They were offices, they buildings themselves were never designed with the sort of ventilation that's called for (maybe even required by code) in a residential tower block. What does this mean for you? Well, the hallways always smell weird. The stairwells usually smell weird. Sometimes everything outside of the individual apartments smells like pizza, because apparently DiGiorno is about as creative as anyone gets when their life revolves around chewing Adderall on the trading floor (right down the street).
The apartments also have a weird shape to them half the time: it's odd seeing lived-in apartments that are beset with some awful L shape and only two windows (both of which are often stunning). People try to wrap their lives around the shapes provided but there's never enough sun and far too much task lighting.
The newer buildings in Long Island City definitely have better layouts, but the problem there is that you're in Long Island City.

The apartments aren't that expensive, bro.. You can get a city view like OP pic in NYC for around 3-5 mil or so or less. Not much different than any other major city. Obviously the price goes up for floor space, but a two bedroom midtown apartment with a view is not major money. That's not how mortgage rates work my man. It's the rate (3%) / 12 (months) = 0.25 on top of your regular 30 year payment. Which for 500k is 1380 + interest is 1730.

But, because that first 1380 is going to principle and equity which comes back when/if you sell the house. Even if property value doesn't raise you're only gross loss is $350 a month (or 0.25 of your payment).

You pay an HOA whether you rent or own. Whether or not you're told you'll most like be paying for it in the rent.
