I think you should get conceptual with this and transcend this silly "one space or two space" dichotomy. Fragment the rooms so that it's obvious that you're looking at two spaces that have merged into one space sort of like how that dude gets merged with a fly in The Fly. Put the sink on one side of the room and the faucet on the ceiling on the opposite side. Cut your bed into sections and distribute it. You could watch some Mad Men.

The style, if you want to do it, is pretty simple. Minimal ornamentation, large planes of woodgrain or rich color. Furniture tends to be slanted or rounded, avoiding hard right angles. This is when bent plywood furniture started to be popular. Carpet tended to be low pile, upholstery was also on the firm and spare side. Basically, you're going for uncluttered, unbusy, unplush.

Midcentury Modern is a response to the Victorian aesthetic, which was ornamentation. Furniture with lots of deep carving. Lots of pictures and mirrors and trophies on walls that were already covered in patterned wallpaper. Little Moroccan tables, plant stands, upholstered footstools. Cushions with fringe and tassels. Decorative knicknacks, mementos, all manner of interesting clutter.

See, for most of history, people didn't own all that much. Everything had to be handcrafted, so people couldn't afford to have much beyond what they needed. Then technological progress raised the standard of living, to where the middle class was at the level enjoyed by royals a few hundred years before. The Victorians went a little overboard. Can you blame them?

After something like a century of that, some people were sick of the excess, so they created the opposite of it.

That's all good to know, but from a practicality standpoint you should probably use what you have. When stuff wears out, or if you need something more, by all means choose decor that suits the house. But don't bend over backwards to live in a period piece film set.

Conceal your speakers in plywood boxes with cloth-covered fronts, mimicking period speakers. Or mock up a faux record player console.

They are building houses like this in my neighborhood, but everything is really close together. It's amazing because I'll go for a walk and see people in their living rooms and stuff. There is no privacy. That and the sun has to absolutely kill their air conditioning/electric bill. They look really beautiful in drawings but aren't very practical. Our understanding of aesthetic is only shaped by culture, there is nothing quantifiable. Of course, there are some natural responses of the body to some settings. Walking in a dense alley with high walls for example may make you feel uncomfortable as your brain subconsciously notices the lack of escape routes.

I want to build a home in the next three or four years. I've already found a lot and I'm living in the eventual tear down. What type of stuff can I read and learn about to better prepare me for building a comfy home for myself?

There are many many good books about design theory.
A few of those are Neufert's Bauentwurfslehre, Atmospheres: Architectural Environments, Surrounding Objects by Zumthor and Architecture: Form, Space & Order by Frank Ching.
If you love reading let me know and I'll give a longer list.
Read a lot about contemptory architecture in magazines like Detail or online on Archdaily or Deezen. Write down what you love about buildings.
Other than that, take your time and draft a lot. Your first draft is probably not the best you can do, so think about how you'd feel in those surroundings, how the light would work and adjust your plans.

Thank you. I want modern but warm. So many homes in my area are these chrome and glass Tony Montana houses. They are more like museums than homes.

I'm going to check all of these out. I'm probably not going to really draft anything, I'll hire an architect, but before I get to the stage of hiring an architect I want to have a very solid idea of what I want and for sure I'll have sketched lots of layouts and looks.

I also want it to be very easy to maintain. Like good access to everything. I think so many homes are a pain to work on, I want to be able to run new cables and access things. I want a utility room for sure, where all the power and utilities come in - and I want to think about acoustics. I walked into a brand new home the other day and every time their AC turned on it was so loud, they did a really poor job of planning where equipment was located.

Any book recommendations you have would be great. I'm snatching the ones you just recommended right now.
