I have a ~20x20 three-season room; the floor is wood decking, and I'm in the process of stripping off the worn-down sealant and re-painting/sealing it so I don't get anymore water (ruined the carpet / rug cuz I didn't realize water was getting trapped). so can I put new carpet / rug right over the newly sealed decking? or will I ruin it again

The TV is uncomfortable to watch, it should be at the same level as the couch's backrest. But it on a TV unit not too close to the radiator.

Throw away the black table and shelves. Black makes small rooms look even smaller. There are some nice examples of low tables in this thread.

The real catch is that occupancy of an apartment building in a thriving city that is a high rise/skyscraper that is

Is pretty much 100%. So, you typically have to bite the bullet somewhere. For instance, if you are in NYC, the dilemma is

>Price is 20-30% higher than comparable places.
Then you have to accept that you could live on a lower floor in Brooklyn or farther north and have a much nicer apartment.

DC is particularly bad because all apartment high rises are built outside of DC limits. So, tones of shitty high rises were built. Chicago is good, but land is cheap and the price difference of a good townhouse and a good apartment in River north is huge... but still not expensive. Detroit, Baltimore, Philly you can easily get an apartment for a steal that is well built, spacious, and well located, but the entire city is not well located.
