That's why per the MACRS method of calculating depreciating assets for tax write off reason, houses aren't included. And addressing your statement about cost of building materials, OP clearly used the cost of his home for clout, it was entirely irrelevant to any other part of his question. I think the cost is relevant, regardless of the cost being related to the house or land, you would think at those levels an appliance included in the house/property would work with commonly found wine containers and not be some odd thing that only fits Euro wine bottles. The only reason most land is priced what it is, is due to the fact that people don't want to live an hour's drive from work. Imagine spending 10 hours of your week (more if there's a jam) going to and fro the exact same route you always do. The property is valued what it is because for most people who work in city centers, buying those lots is the same thing as buying time in their day. That's it. The lockdown proved that a ton of bullshit jobs and plenty of actual ones too can be too. Programmers? No reason they really have to be at the office every day. Same goes for most generic office drones. Engineers of all sorts, most finance people , basically anyone in higher academia... and that's just off the top of my head. You're still gonna have people meeting their metrics and deadlines because otherwise they get the boot, and you also get to massively reduce your office upkeep, so a lot of places are looking to capitalize on this sort of thing. You get younger kids wanting to live in Lower Manhattan and all that because of le hustle and bustle, but once people start settling down, most want to fuck off onto into their own little proverbial castle on the hill. That's still true today for the majority of people as far as I can tell by looking around at my peers.

In my admittedly completely uniformed opinion, it seems to me like housing prices in and around city centers are gonna peak and stagnate soon, for a long time.
