I like to replace the roof in my rentals right off the bat anyway. When I've already got the roof off, it's relatively easy to sort through the mold issue. It usually only costs me 3-4k to replace the roof and the few sheets of rotten OSB.
Same with the AC unit. It's easier to just get the replacement out of the way. I can replace a whole unit for $2500 and not have to worry about it for a few years.

AC work and roof replacements are the only thing that I don't fuck with. Roofing is tough work and if it's not done right, you can run into big problems. AC work isn't difficult, but I don't have enough experience to risk not calling in a professional if I get a call from a tenant at 3 in the morning.

Before you sell, you should get an HVAC guy to come in and run an air duct to the bathroom. Make sure to get a permit. The whole thing shouldn't cost more than $400 if you do the prep work (cut the hole in the drywall and install the vent). An additional bathroom can add a few thousand dollars to your resell value.

The permit is $120 here. Maybe 50 dollars insulated duct and supplies. 60 dollars an hour for a cheap HVAC guy. These things add up quick, anon.

You can do it without a permit, but then you couldn't add in the bathroom as heated living space. It's one of the few times a permit is worth the expense.
