I had a contractor take me to small claims because of that. I needed a pumphouse constructed (think outhouse but 8x8 feet on a pier foundation). We had a written agreement, which I drafted, that he would purchase any needed building materials and provide me with receipts. I would then pay for 100% of the cost of all materials and he could keep any leftover as long as it wasn't egregious. No markup at all was mentioned. Well, he didn't understand the agreement, was high on pills, or whatever and when the work was done he tried to hit me with an invoice for the materials he made himself. Oooh weee, was he mad when he actually read the fucking agreement properly. It was literally half a page so I don't know why he failed to do it before. I withheld payment until be provided me with receipts, which he couldn't do because he had 'thrown them out' after drafting his marked up invoice. Likely he was just pulling numbers out of his ass because it was really high.

We went to court, I showed up with a few estimates of materials cost from three local suppliers, all well under his invoice cost, and offered to pay the median price. He hemmed and hawed, made excuses, and complained that he actually lost money on the project but offered no evidence otherwise. In the end, the judge accepted my offer of the median cost and he looked like a greedy fuckwit.

I see the original wood floors, but depending on the age of the house those floors could be mangled from various damage over the years and is basically suitable as a "sub floor." Sure, anything can be refinished and if it needs patches that can be done too, but you got have a real flooring professional do that right. As far as the install, he looks like he's doing it right. The hole on the lower left is for HVAC. Only critcism I have is the baseboards SHOULD have been removed before install. I hope he's not planning to put one of those quarter round strips on there - just lazy. Also, touch up those windows and use better style window trim/molding. At any rate, these floors are much more aesthetic than that poor man's pine floor by the other anon.

Yeah there's currently a deck there now without a roof, and the house is just sided with boards, 20 years of rain splashing on the deck has rotted a lot of them along with the deck, So that's another project I need to do. Roof comes first though
The place was only built in '98 but has had zero maintenance since it was built so its quite run down but still solid. Its overbuilt I'll give it that much, the entire house is rough cut lumber which is kind of a pain in the dick

I'm remodeling a 2br cuck shed and the amount of mental retardation in this thread is really making me feel better about how things are going. So far I've got the original hardwoods refinished, replaced most of the old ungrounded wiring, cut the doorway between LR and kitchen into a cased opening with a pony wall and bar top, and about done with remodeling the kitchen. I still need to replace all the windows, replace front door, repair/replace siding, re-line the chimney, add attic insulation, add some bracing to one of the basement walls, cut back a lot of overgrown trees hanging all over the house, rebuild the porch... Shit is going to take me years and at least $20-30K to finish.

I don't know if I'll ever do this shit again but it is a good learning experience.

I bought a former resort in Upstate New York. Have documents of two original structures built in 1900 and 1904 respectively. The 1900 one has a stone walled basement, basements are kind of rare in this area. Nevertheless, lots of additions where made to the main house along with additional buildings subsequently built, one also has a basement foundation that know one knew about. At any rate, had a proper survey done which me me $2200 and set out to do interior measurements. Found passages, and an entire room 8'x11' that was completely closed off from probably the 60's, thanks to graffiti and newspapers left during construction. Certain custome wood finishes had the names of owners/makers wirtten behind them, probably for delivery. I found old postcards and pamphlets of the place and even bought a postcard of my place from 1942 of eBay.
