so, as the proceeds from her divorce my mother got this building. it WAS a work-shop where my father kept his tools and did projects for around the house. its a sturdy building, and has survived a half dozen hurricanes without any kinds of problems. it's wired for power, but is not plumbed.

I WOULD LIKE TO CONSULT THE WISDOM OF /diy/ ON THE TOPIC OF WORKING ON THIS BUILDING.

I would like to do the following to it

its open stud on the inside walls, it's always too damn hot (above 90 Fahrenheit). the roof is tin sheeting(no leaks on a 20+ year old building) and I'd like to put some insulating layers on that as well.

it is currently an open rafter building, we store the hurricane shutters in the rafters so that access needs to stay, but I'd like to put a ceiling in

>drywall/inner walls
the building has no inner wall face it doesn't need to be good sheetrock if I can get a decent surface

>plumb it
it's very close to the below-ground municipal sewer line
I want to put in a toilet and sink if I can, but will abandon this if I need to

it has 2 overhead doors(one on either side) this side opens onto a scrub-filled pasture the other opens onto an old concrete slab and a nice high chain-link fence filled in with vines(no pictures since it was too overgrown to get a pic at the time)

there is power in the upper areas of the building and rafters of significant over-construction.

one of the uses I have for this building is fetish safety and technical demonstrations. so If I put in a ceiling I would still like to be able to install hoists or winches along the center rafter frame(for suspension of people) seeing as I have used this feature to remove the engine block from cars and an old ford tractor I know it's plenty safe.

would a swamp-cooler work particularly well? in a coastal area with extraordinarily high humidity? are there ways to seal the building well enough to install air conditioning

1) swamp coolers do not work in humid areas. Anything above 40% humidity and you'll just be adding humidity, not cooling. They're popular in Vegas and Arizona but non existent on the east coast
2) insulation is easy. You can buy it in sheets with paper backing and "wings" on the sides to staple to the beams if you wanted insulation but didn't want to add panelling or drywall on the ceiling.
2b) adding insulation to walls is even cheaper if you install drywall or paneling over it. Drywall is about $12 per 4'x8' sheet of half inch, 3/8 is around $9 a sheet. You don't need the paper backed style to hold it so you can use cheaper rolled without backing.
3) toilet is literally running a piece of 3" or 4" PVC pipe from the municipal sewer to wherever you can drill/cut a hole in the floor. That concrete floor will be the biggest issue. You can rent a jackhammer or just go full retard with a sledge hammer. Either way you have to patch it afterwards. Best bet to place toilet in corner closest to sewer line. Water line you can run through the wall instead of underground if you live in a mild climate without hard freezes.

With very moderate toilet use, low flow, single person, no washing machines/dishwashers feeding in this setup would work for disposal. It is likely illegal, for no other reason than it would not be installed with permits. Even when they don't care about buildings you will find states/cities/counties care about water.

Use septic-safe TP, and use it sparingly, and stock up on very large amounts of eco-friendly & septic safe soaps for the washdown sink (having large stockpile will avoid going to store and grabbing something that will kill the tank and create a stinking sludge pit instead of a waste processor. eventually something bad will happen.

Humanure is more "gross" so some people hate it but properly done you are making some red-hot active compost that breaks down everything you throw in there along with the poop.

It is arguably totally legal anywhere.

Personally I would not rush to fertilize my veggies with the stuff. You have to give it a year at the least to finish cooking and get the human-effecting stuff out of there. There are books and whole communities around this stuff. If using this method I would stick to the "old fashioned" sink method, which is collecting the sink/dishwater into a bucket and using it to water a garden. Again, you need to be using bio-safe soaps. Pricier but you can spend some of the money saved on trenching to pay for it. Can't be bothered to carry it? A smaller version of the septic system pictured earlier, buried a little ways from the building, will handle grey water with some contamination of general murkiness easily. Put weed liner/plant bed liner down in a double layer over the pipes and bed everything in with lots of mulch to keep it loose. mostly bury a wooden or plastic box over the barrel/inlet end to make it easier to get back in there.

Water supply:
It's not too hard, but do you need it?
If you don't have a flush toilet and you are going to be sparing/careful with water use (because you will have to carry it out to the garden) You could just keep some jugs handy.
Collect rainwater into a large barrel on stilts/support and you can plumb right to your sink for non-potable use at the least (assuming you don't want to spend the time making/using a filter) and you can fill up a 5 gallon jug with drinking water to keep handy for those needs.

Another alternative for the plumbing would be to build a small addition for that purpose. This allows you to completely avoid the issue of busting through the slab. If plumbing makes the building officially a dwelling, using a short breezeway to separate the two might allow you to skirt that rule.

Insulation: Grab cheap rolled insulation, cut to size and fit between.

Paneling: Considering your climate, fuck drywall. Panels. Cheap as fuck click-on type. Leave half inch for ventilation top and bottom, semi-cover with trim for aesthetics.

Plumbing: Rainwater collector setup with barrel on stand, pvc pipe through wall to sink. You are gonna bring something to drink in there anyway, its good enough for basic hygiene and rinsing.

Ceiling: Pre-painted sheet wood, add stenders (studs? not english native speaker) to screw them on to at more point. Leave area for rafters open, make art deco ladder out of scrap wood.

Paint: Consider repainting it, as soon as you insulate shed-style buildings you risk moisture problems, so.. maybe go white paint too cuz sun.

Roof: Don't know anything about roofs, but depending on the build, annd since it seems so overbuilt, I'd maybe just lay tiles to offset the heat. Not bath tiles, you know the sheet concrete things. (Here they just called roof stones).

About the loophole to have toilet in addition, that is common way to skirt the regs. Got some friends in the states that have used that method. Check with someone that has pulled it off in your county.

lots of trolls, but some good advice. I’m going to throw out a few ideas.
Insulation on roof —look into foam board insulation with construction adhesive. That metal roof is going to make that building hot, regardless. Think about vent fans. Storm shutters — you’re going to have to leave some access to the attic. Just make it appealing to the eye. Drywall vs plywood—add up square feet you want to cover. Drywall is less expensive.
