The renovations usually take place in the kitchens and storage areas. Seating isn't a big demand nowadays. Rather than having to cut open the roof to refurbish and replace a couple fume hoods or add another grill, the new design is more maintenance and construction friendly.
Did you think those roofs were just for show? They were machinery and storage spaces: cramped and unnavigable. Pizza Hut was the worst offender here.

Cactus Jack sent me," as I crack a smug sidegrin, slyly pull out my wallet, and place my AmEx Gold in the chip reader before she even tells me the total.

She hands me the medium drink cup and the receipt, while I wonder why she even asked what I wanted to drink, when everyone knows the Travis Scott Meal is supposed to come with a Sprite. no, they don't. McDonald's caters to people who are in poverty, period. The prime demographic of McDonald's is single moms between the ages of 15 and 45. I'd be $1000 that that demographic is the biggest consumer of McDonald's. The goal of mcdonald's is to shovel the goyslop to the goy at a low price that is still profitable. One of the current motifs of this architecture revolves around the logo and the name being the only prominent thing you want your customers to notice. In order to know what building it is, you have to look for the logo and name specifically. It gets you more familiar with the logo and the name. In the world of the Internet and App orders, what can fit into a phone icon is all they want you to know them as.

>Fast food franchises don't buy property with the idea of resale. And they certainly don't design their buildings around it.
When McDonalds realized how much they could sell their locations for vs. purchase cost, they absolutely started doing exactly this. They make bank leasing to their franchisees, then make a killing selling the properties 10-20-30 years down the road when sales or employment dwindle or wages need to rise. Starbucks does exactly the same thing with a set and stated goal of gentrification to boost their real estate prices - they might rent at first to check an area's viability, or if there's no chance of buying or building cheaply enough for the purpose of selling in a guaranteed great market. Once it's time to build, the rentals close down and the standalones pop up, looking like a Starbucks-branded office. If an "Area" does poorly for long enough, Starbucks will absolutely sell off properties and keep high-performing rentals.
