If it's a good location then that probably tells you that the landlord is scummy and won't play a fair financial game, so seasoned restaurateurs avoid the space.

If you've owned restaurants before you'll know there are lots of terms to negotiate with a new landlord on your lease which are extremely necessary for you to get a good head start at success, but they don't often look very good to a landlord. It's a kind of delayed gratification thing. Terms like a rent-free period while the restaurant is being built, shared liability, terms regarding anchor tenants if it's in a strip or shared space, etc. I'd be willing to bet money that either the landlord doesn't care enough to find a good business person for the space, or he's greedy and would rather take a full price short term lease than a longer term investment which might pay off with percent of sales as rent when the restaurant gets in the black (another negotiable term)

Basically landlording for commercial spaces is exponentially more difficult than doing the same for residential buildings and I'm sure he's not got a clue what he's doing.
