If you are actually interested in making some money in Chicago over the next 5-10 years, there are some excellent RE opportunities. Go buy before they add some gay transfer tax like what's being discussed.

Chinatown has started bleed south, chinese people LOVE overpaying for real estate like it's their life goal. Buy a shithole along the orange line and spruce it up for some foreign buyers. Sorry irish bretheren who still live in bridgeport, start learning mandarin
>Bronzeville
Really starting to fill in now with new development, lots of good historic housing stock remaining there. Largely being populated by upper-class/"yuppie" black professionals. Condos are selling for 6-700k already.
>Portage Park/Jefferson Park/Old Irving
As yuppies get priced out of lakeview and want to stay in the city with kids, these are going to be even more attractive.

And probably my biggest take
>Uptown/Edgewater
Where I currently live, where my condo is; with the new Red Line Modernization project heading to phase II and making commutes to the loop like 20+ mins faster from Loyola or Howard, and as Lakeview/Lincoln Park just become ungodly expensive, there is going to be a LOT of alpha in those two neighborhoods. Uptown has always been a strangely shitty part of the north side, but its really started to change recently. Edgewater too; LOTS of those high rise condos on Sheridan are owned by seniors, they're going to die off, and you can flip a lot of units for cheap there. That and there are a lot of empty lots and run-down, albeit beautiful historical apartment buildings down broadway/winthrop/sheridan that could use the old landlord special. Fill em with some new grad consultants and call it a day, you'll make a killing.

Good luck chicago gentrifier anon. Let the blue-haired libs you hate gentrify the neighborhood for you and sell your bags once they get priced out and move on.

This EXACT story just played out where I live (chicago)

>city pours a ton of money into the 63rd/halsted area in Englewood (highest murder rate in the country at one point, now pretty much empty land)
>build large, nice, clean shopping center within walking distance of the train
>Whole foods decides to sign on as the flagship tenant since development was starting in the neighborhood
>neighborhood leaders OUTRAGED
>"Nah y'all gonna bring the white northsiders down here this is gentrification!!"
>fast forward 3 years
>store has never been profitable
>suffers from massively high theft rate
>WF decides to close the store
>neighborhood OUTRAGED
>"black people can't have shit! this is disinvestment!"
>building sits empty for a year
>local entrepreneur signs deal with Save-A-Lot (budget grocery store) to set up franchise store in former whole foods location
>Neighborhood OUTRAGED
>"So ya'll think we aint good enough for whole foods, you gotta put the budget grocery store here? This is a disgrace!! We need investment!!"

No saving them lol. I'm actually excited for all those migrants to get work permits so they can outcompete the blacks for housing and keep forcing them out of the city.

Looks like rural Indiana or Illinois. Genuinely really good places to live if you are either fully remote, retired, or not tied to a major city for work.

Also it's not just small towns where homes are cheap in the Midwest. Even in nice neighborhoods of major cities, homes/condos are still relatively affordable and totally attainable for the average person. My condo in a nice part of Chicago was 295k for a 3 bed (technically 2 bed + office)/2 bath with a private outdoor deck, and that was just 2 years ago when I purchased.

Telling you all, your hope for a stable financial future does not exist on the coasts. It's here.

I am actually very bullish on the Great Lakes and Midwest region as a whole. Especially cities like:

>Milwaukee
>Madison
>Grand Rapids
>Kansas City
>Indianapolis
>South Bend
>Chicago
(and some other smaller metros on the periphery)
And others not nearly as far along:

>St. Louis
>Champaign
>Peoria

>right in the middle of the country
>extremely low real estate prices compared to the coasts
>RAPIDLY DECLINING BLACK POPULATIONS
>rapidly gentrifying city cores in cities mentioned
>ability to build housing fast
>hundreds of acres of transit-accessible, nearly greenfield development in formerly ghetto-choked areas

There's a lot to like here. Mark my words when I tell you this region will be what the south and southwest are now in 10-20 years. For those already here, we are early.

Yeah I was really disappointed in Paris when I visited a few years ago (2019). I live in Chicago (yes in the city) and the quality of life here is significantly better, at least anecdotally. Crime is a huge fucking problem here but it's extremely localized. In Paris it was everywhere, a la San Francisco for example where property crime is rampant but violent crime is relatively low.

Take this with a grain of salt, but of the European cities I've visited/lived in briefly, ones I would live in:

>London in a nice area
>Madrid
>Rotterdam
>Warsaw

Now in a 3 bed prewar condo (set up as a 2 bed + office) with my fiance. Total housing cost is about 1250/mo each. The good news is I don't need/have a car right now so that's been another huge way to save/put more toward my portfolio

They didn't have to leave behind everyone and everything they know to move thousands of miles to Buttfuck Nowhere, WV, because they weren't priced out of a comfy living in their own hometown. Why should I tolerate far shittier conditions than what previous generations of my family had as a birthright? That's just letting (((them))) get away with (((their))) plan to make sure we are happy about giving away our society and owning nothing. Future generations are supposed to have it better, not worse.
