what are some businesses that require little time investment to run? I'm fine with a low ROI as long as the pay off is higher than investing in index funds, I'm looking for something that may give me some semi-passive income to achieve financial independence

Buy properties, flats or office and rent them out.
My family has invested a lot in real estate, and all of my cousins have +5-6 flats and they receive around $1200-1700 per flat. Even my mom, which has no knowledge of investing, used to own 2 flats but currently have one that she rents out.

How does renting have a higher return than index funds?
Usually you get like 5% p.a. of the real estate value and that is before paying liabilities like insurance and repairs.
Also you have to buy a real estate that will actually appreciate in value.
Not to mention there is a big entrance barrier, because you need to have a significant amount of money to buy your first rental property. Unlike index funds where you can just add a bit of money to your portfolio with every paycheck.

I don't rent out, so I can't give the maths behind it, but renting returns a large amount of cash and at an increasing rate, as well as a common appreciation of value (like always, diversify and you'll do well). Index Funds return a small amount of cash with a common appreciation of value.

Renting should win out a majority of the time, but it is much harder to get into. I won't be in the renting business until my early 30s at the earliest.

I greatly underestimated what the rent payment is on most duplexes. Checking in my area it seems to start around 2k instead of 1k. I'll see about utilizing the FHA first time buyer's bonuses for getting a 200-250k duplex with 10k down payment. I might even stick out another year renting if I can find a good room mate or my girlfriend gets a job, wouldn't want to stretch myself too thin as I just paid off student loans.
