$100k will get you undeveloped land measured in square feet

Honestly I lived in Wayne, right next to Conshohoken, for a few years and he'll be fine with that size of a house. It's not a flashy place by any means, and he has easy access to Philadelphia, and relatively easy access to New York, D.C. or Atlantic City. It's a modest house for a modest town in an average area. So do I. I live in Miami, one of the most expensive cities in the US. 700k here will get you the bare minimum. I've seen townhouses that go for even higher.
The market here is running dry because people can't afford the current prices.
And even if the house is in a good area, you'd still have to wonder if the property itself (the condition of the home, what it includes, size, etc) is even worth the money.
You ask any person here if they're gonna buy a home (in Miami) any time soon and they all say the same thing: "it isn't worth it" and I 100% agree.
And those same people, are looking to buy in states like Texas, Arizona, Nevada, and Tennessee.
It's because the homes are cheaper, larger, and worth their prices even with current interest rates.
If I'm going to spend 700k on a house, I'm going to get my monies worth.

That is EXACTLY how most old folks here in Miami see buying a home. And by "old folks" I mean geriatrics.
But here's the issue: how will you be able to sell your home, when no one can afford to buy your home?
I believe this is the issue most homeowners will face in the later future.
If median household income remains the same, but housing prices increase, how will the average joe afford to buy a home?
Answer: they can't.
It's the equivalent of a guy selling apples at a stall where buyers are unable to purchase said apples, because they are too high in price.
So what does the seller end up doing? They are forced to drop the price, before another seller (who is also selling apples) swoops in and lowers prices beforehand.
Otherwise, they're left holding a big bag of apples that ends up rotting over time.
And in the sense of housing location, using that as a means of investing; who's to say that the area will/won't flourish? It's a high stakes gamble at the end of the day, in which you'll be bleeding liquid cash if you aren't getting some type of return on the investment itself (property taxes, maintenance/upkeep, mortgage (unless you pay outright in cash), utilities, etc).
I understand that most people can see purchasing a home as a way of securing your wealth, but there's WAY too many variables that can end up backfiring.
Inflation, state of the economy, interest rates, wages, and area prospects are all variables which influence home prices independently. That's too risky as a means of investing if you ask me.
Who's to say that the 10yr hold will even be 10yrs? By then, rates could go even higher while wages remain the same.
Then you, and other sellers, will be wondering who in the world even has the capital to purchase your home at X price.
