Now perhaps my local market is different from other people here (in fact I'm sure it is) but between floods of illegals pressing in to take all of the jobs in agriculture (this is an agricultural state) and all of the retires or remote workers moving here to save money on housing (this is a poor southern state) there absolutely is a housing shortage, but only specifically within a certain price range. Homes that pre-pandemic used to sit on the market for around $140k now vanish within days of being listed at $210k or more. New tiny little shitbox houses are being built that are seldom for sale (usually built to stick people for $1800+ in rent per month) but when they DO go for sale again, they vanish within a few days to the tune of around $220k. In reality, those newly-built homes are worth maybe, MAYBE, $120k. They're tiny and they're terrible. This is where the housing shortage exists. Starter homes and older single family ranch-style homes built in the 70's. There are, however, PLENTY of two-story larger homes that have been reduced, and reduced again, and again, that sit on the market for around $260k. Local new home owners cannot afford them. Parasites snapping up houses to rent out view these properties as "too much house" because of large yards attached, two stories where a multitude of more things can go wrong with the home, and the sheer profitability of attempting to rent the home out and make money on it. (People will pay $1800 to rent a tiny shithbox house. They won't pay $2800 to rent a larger house.)
