It's such a monumental step towards my total freedom aka escaping the rat race, but here's the thing, I absolutely refuse to surrender another few decades of my life just to buy a fucking house.

That's why I entered crypto to begin with. At least I have an exit plan eventually when I get the portfolio value (also factoring in potential taxes) to finally buy a house. Problem is, THE FUCKING WHALES KEEP IMPEDING MY FUCKING PROGRESS!!!!!!!!!!!!!!!!!!!!

Why is life so unbelievably fucking difficult?!?!? Why am I surrounded by lucky cunts everywhere able to 100x in crypto and make it without doing a damn thing? When I try working, I can't get promoted and instead the promotion is handed over to the lazy DEI person just because they fall under that sphere or it's handed to the popular guy on campus.

A house doesn't give you any freedom. I bought a house 2 years ago and then I lost my comfy wfh job. Now I have to sell it and move wherever I end up finding a job (probably to a much higher cost of living area where I won't even be able to afford a house) and I'll most likely have to keep doing it over every few years. Look dude I understand there's still the insurance and property taxes + potential repairs even after buying in cash. Like I said above, I've had a mortgage before so I'm not totally inexperienced. I did learn some things about buying the right home though, especially in regards to the year it was built, the type of land it's on, etc. The whole point in buying a house with cash is that you don't have nearly as big of a monthly payment, and you can bypass the absolutely disgustingly outrageous compound interest on all of those monthly payments.

But if you're trying to do it by gambling into a cash purchase? Then why are you even so concerned with real estate? The only reason it's such a popular subject for normie-gossip is BECAUSE it's the one thing a bank will let any loser normie borrow $X00,000 for. You just don't get access to that kind of capital for nearly any other purpose in an average person's life.

I bought a house for 160k in 2013, which was a reasonable price back then. I fixed it up with my dad because it was a bit outdated. Spent maybe 30k on that. It's now worth almost 500k.

I have my interest locked in at 1.98% for the remainder of the mortgage and used my crypto profits several times to do extra redemptions. In hindsight this was not the smartest move, but I now pay less than €200 euro per month for the remaining 19 years. The bank is even pushing me to do penalty free extra redemptions because of my low interest rate. They are losing money lmao.

Meanwhile I see zoomer co-workers scramble to engage in +500k mortgages. I haven't made it, but goddamn it feels like I have sometimes.

You retard, you're looking at it wrong. You're not sacrificing anything by buying a house. You HAVE a certain amount of credit already set aside in your name for a house purchase, it's fucking backed by the government for your first house. And you get mortgage interest deducted from your taxable income, so the money you spend on the interest goes untaxed and the equity, although taxed, is yours to keep. You're paying rent either way (unless you move back with your parents), so it's a triple win to get a mortgage and buy a house (1 you need housing, 2 you build equity, 3 more of your income goes untaxed). There's even a fourth bonus in terms of constitutional rights/protections that I won't go into here).

If you don't buy a house you leave that credit on the table, and you can't use it for anything else like CCs or a car anyway. It's specifically for a house. But my interest rates, you might whine: suck it up. Even though they're high now, that's bringing down the sticker price of housing even with all the inflation going on. So lock in the STICKER PRICE now, and suck it up with the interest rate for a few years, guess what: interest rates go down. You can refinance.

But what if I lose my job you might whine: there's government programs for that, too. It's actually really hard to foreclose and evict on someone who's making an honest effort, or even a token effort. I know a guy who simply promised the bank to keep maintaining the house and yard and didn't pay his mortgage for 2 years. Then he got a short sale approved and walked away with no foreclosure, not even any debt left over. The bank ate the loss, not him. After two years of renting he was able to get another mortgage to buy a new house.

Almost the very first thing you should do after getting your first "career" job is buy a house.
