Also don't do short term options, they're fucking garbage. Do stuff at least 6 weeks out, and I usually liked 2 months or so. That gives you really solid delta to theta ratios. With short term, you're reliant on large, fast swings, like sub 1 hour trade periods. They fucking suck ass. Beside that, if you're hoping for a big swing, then long dated is nice because the swing might play out over several days (see NVDA's recent run).

when i bought it in 2021 i was the 3rd owner in 3 years and the house was a new build in 2019. The builder was a POS and I had to put a $15k new roof on it this past summer before selling it. It was pretty far out in the rural cow pastures and it was too big of a house for me as a single guy. And there was this huge steep hill in the backyard i had to maintain every month in the summer which was a pain in the ass. The build quality was pretty shitty so I wanted to make it someone else's problem before the foundation starts crumbling. Downsized to a comfy 1700 sq footer built in 1980 that had the same owner for 35 years and maintained it well and is closer to civilization. And the real estate taxes are half of what they were at the place i sold. So for me as a trader with sporadic income i think taking the $30k loss now was the right move for me.
