thanks ill check it out. and ya i could see the housing market starting to take a turn for the worse during my whole process. I found my new place in early September and things were still pretty hot in my area, didnt get my sell listed until a month later in mid/late October and things were slowing down at that point. And the house I just sold is on the upper end of middle class houses in the area so its outside of the budget for a lot of potential homebuyers, vs the one I purchased is right in the middle of that range for normal buyers so i was in a bidding war for the buy but not for the sale. And I can see things slowing down even further as rates remain higher for longer as Daddy (Jerome) has repeatedly said.

mine was due to floor joists not being level, outdoor siding popping out and bubbling, and poor quality 1/4inch thick plywood being used. For the sale, I had to get the glass replaced for 3 windows where the seal was bad, and the guy that came to replace the glass has been in all the houses of the neighborhood fixing the shitty windows, and was telling me all about the floor joist issues, foundation issues, and just overall poor construction done by the builder in all the houses in the neighborhood. I guess the builder is out of business already and moved out of the neighborhood and has left other homeowners high and dry on warranty work. A real scumbag i guess... anyway notmyproblem.jpg now

being overpriced doesn't really matter if your holding for a decade though right? And short of some nationwide catastrophe it should continue it's nearly 10% return rate. Whereas both CD and money market rates are only around 5% although much safer. Is it a legitimately bad idea at this time or are you just being contrarian? Getting deep into the stock market is way beyond me so I was looking for a relatively hands off method with decent risk/reward

Alright frens, you didn't listen when I told you to buy PLNT after the CEO got dropped and the stock lost 20% of its value in a day. Here's another hot tip-- CHWY. Retards are spending more and more on their pets, including Gen Z, 36% of whom buy birthday cakes for their dogs. Pet ownership is up, pet spending is up, online spending for pets is up, and that money is going to CHWY. It's trading at near 52 week lows, consistently beats earnings estimates, and is expanding into Canada. Plus they keep twice as much cash as debt.

Listen or don't, but I will be up 50%+ in the next year.

Just think: an extra 5% on $10k is $500, but on $50k it'll be $2500. Conversely, assuming you're in a poorfag country, it'd be easy to get an extra $500/year by switching jobs. But it'd be much harder to get an extra $2500/year.

For SAVE you can just use a couple different indicators and watch it follow and test trend lines. 20 2 Bollinger band is basically what it tracks, you'll see it tap the bottom on the way down, then cross over the halfway line, and if it touches the top of the band, then buy with a 3% trailing stop. Get stopped out and reverse the trade when the trend reverses and confirms. I probably left 20k on the floor yesterday and today not doing this.

These people are not even at the place where they have money to slot into a PA trading account or 401k or some shit. They are still in the "eat gruel to save money" phase or "visit a food bank and load up on beans" situation

Following years of chasing anomalies in groundwater, Nevada Exploration has disposed of it's old leadership, cleaned up its share structure and is poised to enter the new gold bull run with a clean slate. Noted mining pundit Eric Coffin said Dennis Higgs "is a very good promoter and, yeah, knows where the bodies are buried when it comes to getting a market to move."
