Just when I was about to buy an old family house near a beach (for tourism), some land I had been researching got a price cut of 25%
This land is located in the side of a hill. Useless for agriculture IMO but I think it could be great for solar energy projects, and maybe some tourism or entertainment. It could also make me live off state subsidies. It's not too well located, though.
What do? Should I try my luck or should I go with the safe option? Should I try using this as an argument for a price cut on the house? I'll be left with almost no money by buying this house. Meanwhile, the land costs a bit more than half of that.

I don't think they will dump the price even more. it's 12 acre for $60k. I'm sure they cut price because they are desperate (probably), but I've noticed people STILL ARE BUYING property in the area. meanwhile, the house I'm buying it's also relatively cheap compared to everything else, and this land is even cheaper, relatively speaking
also, I'm not murican. while shit has become expensive here, it's not THAT expensive.

buy the house by the beach. offer less than it's listed for - selling is very difficult now due to high interest rates. Offer to buy As Is and do an inspection so you know what you're on the hook for. A seller who can just sign papers and get money with no bullshit right now will be very happy. Anything that needs to be fixed is easier for a buyer anyway, as they have plenty of time.

Also, VERY important. As someone planning the architecture rn check which side the sun sets/rises. Ideally you want the house front facing south and the slope facing south, since it will be cold if its north and other shit like that to consider.

My one is North East facing slope saldy, but id have an amazing view of the forest so its a trade im willing to take

Many landholders sit on it for a long time and put it on the market whenever prices get out of control. They likely don't owe on it and just pay taxes, so if they're not actively using it unloading it is always an option.

A property on the beach with a structure is far more valuable than some hillside land in the middle of nowhere.

that's exactly what I'm doing, minus the inspection. I got a 15% cut, but prices are inflated af (think 4x in the last 10 years, ~2x considering inflation).
I haven't bought yet because papers have been delayed over and over. I wish I could leverage the price cut of this land to get an even larger cut on the beach house...

I know this. they've been trying to sell it for 3 years and only a few people (me included) have talked to them.
land has a high slope but I think there is more to it because the seller is the developer of the gated community I talked about, and for some reason they stopped developing right at the start of that land.

Its a bit expensive for what it is since it has no city water, but it has an amazing view to a woods which are considered natural resort or something and its a brand new all white neighbourhood, with cool houses all around.
And within the city limits with just a short drive to my parents home and a bus stop 15min walk away

i know i spend hours looking at maps. It's the eastern pacific. very few sandy beaches from what i can tell and the terrain is very mountainous right to the water's edge. definitely all cold water...good for fishing though.

For example Chile has 4k km of coastline but very few natural harbors. by far and away the best natural harbor would be Puerto Montt and the eastern coast of Chiloe island but that area does not seem to be particularly industrialized.
