SD is good because it's mostly German and Norwegian women. Limited Irish/Italian/Polish influence. One of the few parts of the country that aren't Catholic controlled. No state income tax. Home insurance is slightly elevated because of the tornado threat, applies more to the eastern part than the western part of the state.

Eastern SD (Sioux Falls) and Western SD (Rapid City) are vastly different. Rapid City feels like a rocky mountain town, Sioux Falls is a great plains town. These are the two main metro areas (Pierre doesn't matter). It's still "affordable" here (300-350k for a house), but if you want sub-300k housing you have to go elsewhere in the state.

Sioux Falls is exactly what you think it is - boring, minor league mid-sized metro area with mostly white people. It's just a transportation hub, since 29 and 90 meet there. It's different than other major cities in the Midwest because you don't have any areas that white people have completely abandoned for Hispanic/Black people - the worst demographics of any HS are still 50% white.

Rapid City had a lot of growth under COVID because people saw a white urban metro area in a republican state that never shut anything down and flocked there. Took their WFH job and got mountain views, no state income tax, and drove up the prices.

There's some Missouri River towns (Pierre, Yankton, Vermillion), Brookings is a college town (SDSU), same with Vermillion (USD), Watertown has some good lakes for fishing/water sports).

I am just closing on my first house now, in the USA. I got stiffed on a 7.3% rate which is obviously very shit.

As a first time buyer, I have great credit and put 20% down to avoid the PMI, so why the fuck does the government control what the rates are? Why do I get treated the same as the poors with shit credit and no money down?

Second, when is it expected to for rates to come down? Every percentage it comes down will save me about $100 per month on my mortgage.

same here. Closed in July and rate is 7.125% with 20% down. It's bullshit but it is what it is. At least I was able to get the asking price knocked down considerably, for what it's worth.

Keep in mind that refinancing "resets" your mortgage, and the way they're structured with most of it going toward the interest at first means that people who refinance too flippantly end up never making any headway actually paying anything off. So don't do it unless rates actually come down enough for it to actually be worthwhile.
I try to remain optimistic. In my parents' day, they were able to refinance when the rates went very low, while also switching from a 30 to a 15 year mortgage. In effect, their monthly payment basically didn't change, but they knocked the timeframe down by half.

Something to consider - you get a larger tax deduction with a higher interest rate, since you're paying more mortgage interest.

7.125% on a 350k mortgage is 25k mortgage interest. Property tax is likely 4k. After the standard deduction is applied, this is an additional 16k deduction worth roughly 4k. This makes your effective mortgage rate of 6%. The treasury is paying 5.5% for cash right now, so paying it down isn't that advantageous.

Conversely, people who landed a 2.75% mortgage rate in 2021 won't see any tax savings on a 350k mortgage.
