Zillow expects home prices to increase over the next two years. They don't think the effects of the work from home revolution on housing have ended.

Office space is sinking like a rock and all that value is going to residential. This will continue until 2027 at least.

You are a total fucking idiot if you don't invest everything you have into real estate now. Literally any state except Indiana and Louisiana. Build apartments, become a slum lord. Buy undeveloped land and sit on it. Buy a duplex. Buy a foreclosure using your mom's credit card. GET INTO THE MARKET NOW.

Closing in a house 9/25 where it's sold for $400,000, and the insurance valued the house a $500,000. Obviously the house needs to be gutted and fixed up (only cosmetically, house is solid).
The map on this shows NYC, Chicago, and LA as barely going up in value. But in reality the value is so high there, that when the value goes up only a "little bit" it will still go up 10's of thousand.

This house close to where I live, has houses around (that are updated) being sold for 280k in January. This house however sold for above asking at $360k. Slightly bigger then your average 2 bedroom apartment, no basement, extremely outdated, and 3 houses from a busy main road. And this is one example, I've seen numerous houses for sale in the past month like this.

But since the pandemic, especially the past year or so, I've seen a lot of talk/a few anecdotal examples. People from california coming because it's cheaper, people from the south coming because it's colder, etc etc. Maybe that's just my bubble but it's an interesting trend.

I grew up less a mile from Lake Michigan so I love it. I'm coming back in the spring after ten years away and very excited about it. You don't have to sell me on its benefits, I'm well aware.

But the fact is man, every five or so years we get a death winter. Like some unending nightmare where it gets to be -50F without a lot of nice snow and the you keep having cold 45-50 degree days from March to April to May and well into June. I personally grew up with enough of these that it doesn't bother me, but even people from New England and the mountain west can't handle it.

That and its just kind of hokey. Its not sexy really at all, the only attractive people are in Chicago and Madison, and Madison is really still just a college town which has appeal to some but most people in today's America aren't too wooed by that sort of thing. Again, this is a positive to me.

lol ok, businesses want to make money? no shit?

the question that keeps getting asked that never gets answered is how are people in mass going to be able to pay for these prices? protip: the answer is 95% of the population can't thus prices can not rise. supply and demand is still a thing.

Anon, apartment values are about to plummet because supply is outstripping demand. Blackrock et al. have ran on the assumption that if they punch down far enough, they can "force behavior" onto consumers, turns out you can't force proles to be able to afford asinine prices and millenials living with their parents is like a nuclear bomb on the moneyed interests of our serpentine overlords. Even *if* home prices went up for a few more years, you're betting that you'll be able to sell your bag based off what? A sudden rise in consumer purchasing power under the absolute state of our monetary deflationary schemes? 1% of homes changed hands in the past year folks, tons of people are trapped in outrageous mortgages that they will default on and those properties will dump onto the market at break neck speeds and for prices as cheap as they have to be for the banks to cut their losses. Every house I've looked at in hot markets like Texas is currently 5%-10% reduced off asking price, which is not the offer they'll be getting(which you surely realize, being a savvy residential property investor), and that's for houses in the BIG CITY, not the outskirts. So sure anon, I may live in a studio for a few years - but not out of necessity, I'll pay less in rent than zilloid's pay for their mortgage for a house that they could easily lose - and I'll be flush with cash and good credit to purchase a 3bd2ba house for under $200k and there is actually nothing you can do about it but cope and seethe on 4chan as reality slowly sets in on you.

My parents listed their house 5 years ago for around 600k. No bites so they pulled it off the market.

Today zillow has it priced at 1.3 million.

>Florida got saved by the boomer retirees.
They're the ones who fucked up Florida. It sucks down here because the only reasonably priced homes are 55+ only communities. Boomers have literally made it to were you're forced to buy their shitty overpriced house while they get to flee to their 55+ communities

Real estate prices will capitulate eventually. The FED doesn't care about boomers approaching retirement and wanting to cash out when the sanctity of the dollar is at stake

Boomers already sold and moved down south.

Gen X is next. Wish nothing but the worst for the generation of absent parents.

I live near Detroit, unfortunately, and I really like the western part of Michigan. Might just say fuck my job and comfort zone and move over there right on the lake. Yes I'll get nuked by snow but an eternal shitty winter is the same everywhere to me. You're definitely not wrong about the people being in a grim state in general... first everyone is old as fuck. Like I'm talking the average age of white people outside of Ann Arbor (where they're all gay champagne communists) and East Lansing is like 50 fucking years old. It's ridiculous.

real estate is invested in by normal, functional adults. I see far more picrels doing retarded shit in crypto. stop projecting. I locked in a sub 3% rate.

If I was a car salesman I would also be telling people that they're going up in the next two years. As old as time...

Yep. I grew up outside of Ann Arbor. Left in my 20s for California. Came back in my 30s.

No one is my age here. Whenever I go out I just see a bunch of Gen X fucks driving their F-150s. Millennials all left because the job market sucks.

Dating is impossible. The women are all fat, stupid, spoiled feminists in healthcare and education.

This was my first winter back here since 2010. It was fun at first in to see seeing snow for the first time in years, the blissful silence of no one being on the roads. Even had a white Christmas.

Then you get the sub-zero temps and larger snowfalls in January. February has even larger snowfalls. March comes around and you're wondering why it's not getting any warmer. Hell we had snow in mid-April this year, after the golf courses re-opened.

I'm already looking at finding snowbird properties. Fuck being here year round.
