Retail is a sucker's game. I want to buy a house house for cash. I don't know how to do it or what my options are, so that's the purpose of this thread.

County treasurer or whatever it's called, whoever handles the property taxes and they may want you to pay the back taxes but they'll steal a house over a couple grand. Probates are through the courts, they will try and gatekeep it but some counties are better than others. Every bottom feeding wholesaler and slimy arab realtor is going to be scoping this shit out as well so trust nobody and be direct and competitive.

You'll need to be a lawyer or old hand buying on the "courthouse steps", or buy distresses off market leads and hammer the phones for 100 calls per day to put together a few deals.

Best you're going to get with a cash offer/ quick close for an on market property is 10-15% off. Even that is unlikely. If the property is mint, you probably won't get more than 5% and you'll be ponying up big earnest money. Too many sellers were burned by non-institutional CA & NY quick cash close fags during the pandemic. They're no longer viewed as the big dick buyers that they once were.
