It’s literally impossible to lose when it comes to property investing

Every single person I know who has got into it property investing had made it, there is literally a 100% win ratio from my own anecdotal experience with a wide range of people from their 20s, 30s, 40s, 50s, 60s, 70s and 80s

I’m 35 and I remember my friend bought a house when he was 22 and he rented it out, and stayed living with his parents, he used the capital gains from that to buy his own house to live in, and then he used the capital gains from his own house to buy a 2nd and 3rd investment property. Then the pandemic hit, and he used the pandemic gains to buy another 3 investment properties. Now he has 6 properties he rents out and his own place.

4 of his properties were bought pre-covid

3 of his properties were bought in 2020 (well lower than current prices) + when rates were much lower

When the fed pivots (they will) all of his 7 properties will sky rocket in value even more, as when the fed pivots all assets will sky rocket again, and that means he'll take the capital appreciation to borrow more for cheap money and buy more properties
