Why is buying a house and paying those rates better than renting, not having a down payment and being able to invest all that mortgage money?

>> No.55663685

>>55663653
you can sell a house you buy later for money. when you rent you don't gain any ownership of the property.

to be fair, with renting the property owner has to fix all the important things at their cost

You're very astute. Im sure they're only spending thet little bit on weed and everything else is in proper order.
I'm sure they all know how to cook and that they don't buy fruit-by-the-foot and Pringles.

Buying a house IS investing the money, and with free leverage. Ex. You purchase house for 100k. You pay 10% down (10k), the bank puts up the other 90%. The value of the house goes up to 110k putting you +10k in equity gains. You just doubled your initial 10k investment. You get 100% of the equity gains though the bank put up 90% of the purchase price. It's such an obvious win that purchasing a house is the first investment anyone should make.
>But the interest rates are so high?! I'm going to pay so much in interest!
You get to deduct all of the mortgage interest on your taxes so, no you really aren't paying it.

Deductions are not credits. You're still paying it, you just get whatever the equivalent tax bracket percent is back from your interest paid, and that's only if you're already over the standard deduction.

>le videogames and eating pretzels in the couch cope

It is possible, believe it or not, to smoke and not sit on the couch downing mountain dew and doritos.
You can perfectly enjoy cannabis and use your time to make money, play sports, work out, do chores, or whatever the fuck you want to do. If you are a lazy bum, and want to blame smoking plants for it, that's on you.

You post this shit every day. Why are you so proud of not smoking 'weed'? That is not an accomplishment, that's just a coping mechanism to pat yourself in the back

I don't drink alcohol. Should I start making threads on biz every single day for eternity to brag about it?

Scenario 1: Rentoids

>"Im going to rent and invest what would have been my down payment!!"
>market crashes
>down payment investment loses 30% of its value
>Cant add more to down payment investment because your paychecks are going towards rent
>You have zero equity and a down payment worth 30% less

Scenario 2: Homeowner Chads

>"Im gonna buy instead of piss my money away to a landlord"
>market crashes
>Home value loses 30%
>"Oh well, I'm not planning on moving any time soon"
>Keeps making mortgage payments throughout crash
>Home value eventually recovers plus you've added $30k+ to your equity ownership in the home while waiting on recovery over the course of a few years.

Turn your brain on

Everytime someone asks this, I always wonder .. how old are you and what kind of work are you in. Do people not realize how bloated white collar jobs have become? It's completely feasible that a software developer husband and a product manager wife can easily pull in at least $200k combined, and if they're working for a fortune 500 and are mid level, that's probably well over $350k. If it's at FANG company, that's probably $500k, at least.
This is just white collar professionals in corporate environments. This doesn't count lawyers, medical professionals, people with built up equity.
Imagine being 35 and making $15k per month. You can easily afford a $3k mortgage.

You can buy any asset with leverage. I will agree it's easier to get a loan, but you won't be making money if it's your primary residence

>>55667706
So many idiots in this thread.

In a crash the renter has all the options.

> Can move to a cheaper or smaller place.
> can prioritize more of their money to buying cheap assets (renters typically have less house than buyers)
> Can move to get a job.

Meanwhile home buyers.

> Price of home stays fixed forever. You WILL make all those payments
> High transaction cost of moving
> Costs are not fixed
> May be underwater in house and have to commute for work, or just lose the house.

>>55663653
If you don't move frequently, you can save some money in the long term. But most fuck this up and over buy.

Some people also prefer having ownership so they can change the house how they want.

It took 11 years for prices to nominally recover from the 2006 peak. If you account for inflation, it took until 2020.

Buying a house is better.
Buying a house in this market is a joke.
My gut tells me not to trust the economy, and so I'm renting currently. Sold my house when I moved last year, renting currently and will likely renew the lease. I can afford a house no problem, but I'm not paying $600 more every month on something that's appreciated +50% the last 2 years. If I'm wrong, I'm wrong, but the prices sellers are expecting are hilariously high. No, your shitty house that was $170k in 2019 is not $330k now.

down payment and closing costs for my first home was like $6k. the down payment only needs to be big for second homes. i went from paying $1200/month rent to a $750 mortgage and my quality of life improved. just buy a cheap shitty house. it's worth it.

>> No.55673212

I have around 110k saved. which is 20% down payment for a decent house. But the monthly payment is going to be like 3k+ a month for the mortgage. then I have to take in account to pay utilities.

It makes no fucking sense. Its cheaper to just rent. sure the boomer jew landlords charge a lot but its still cheaper than buying a house now. even with a 20% downpayment
