Yeah, lighting has been fine for a long time. What's working for this is that they're using very high-quality surfacing, the kind even the best artists can't produce from scratch. Like you said, anything artists make tends to look too "good". You basically have to go out and collage real elements, in this case photogrammetry for both the geometry and the textures. All the lighting and camera tricks help, but the big jump was always the surfacing. After all, if you take a photo and stick it on a plane in front of a camera, the scene will look just as photorealistic as anything.
The reason AAA devs haven't done it yet is a combination of a few things:

>Artist ego, but also cheaper to just build assets than to adapt asset packs in certain instances
