I signed for a 30 year loan in August of last year with a capped rate of 7.8% but a market rate upon final closing; with the option to buy down 1.25% of the interest for the life of the loan. Well, no I disagree. Banks have insanely overvalued commercial real estate, but a ton of that is completely empty because the rents and valuations are so high(+work from home). Inflated commercial real estate evaluations =reduced lending to potential homebuyers, increased financial instability, and not as much market confidence (which is clear as day, normies are getting skittish.) the derivatives market (speculative) is valued at over a quadrillion…

I just closed on my first home this week. I'm 32 yrs old. Fixed interest rate is 6.75% at 30 yr for a jumbo loan. Plan to pay it all off by 2025 though.

The house has a 20 yr old roof but the seller credited us. I met with the roofer today to sign the permit application. Gonna have a new roof by early May and then prepare to move in.

Lots of work involved from buying to moving in but hopefully worth it. Been living in rented apartments and condos all my life
