Can somebody explain condo fees to me? You have to pay 500-1000+ per month for a place you already own on top of your mortgage? Why the fuck would anybody agree to this?

There's no such thing as flat ownership. You're just renting long term bro of course they give you discount for that.

Common insurance, doorman, landscaping, amenities such as pool and gym, etc. If you don't like it then go to a building without amenities or a doorman and the costs will be much cheaper.

but then why wouldn't I just buy a house where I get more room and not have to pay monthly fees that cost as much as apartment rent?

maintenance for one.
Maintaining a house ain't no joke, a roof can cost you $30K one year, HVAC goes out the next, that'll be another $10K, etc. on and on.

A well run HOA is collecting money to put into reserves to pay for big maintenance projects, effectively sharing the financial risks with your neighbors and the aim of avoiding a special assessment.

I was the treasurer on a high-rise HOA at my last place. I think it's more of a wash than people really realize vs. owning a house with no 'fees'. Owning has expenses, and you will wind up paying them in one form or another at some point.

I just assumed condos were a cheaper alternative to houses but they cost just as much, have fees on top, 75% less room, and you still pay property taxes. I can't believe people buy these.

>> No.54148397

>>54148198

I agree. It's a scam for people that can't do math. Plenty of places in my city that are trying to grab people that 'want to own a home' for some shitty condo because it's cheaper than a standalone home, but then there's a 400-600+ condo fee, and don't forget special assessments, and even more insane HOA requirements. I think MAYBE they were a good deal at some point, but because no one ever wants to pay into common funds most of the ones that have been around a while are way behind on maintenance and are hoping to get new suckers to pay in 1K/mo to fix everything for all the people that paid 50K for theirs 30 years ago

HOA boards are old boomers on a power trip that bitch and moan that you change the oil in your driveway and tell you that you can't have chickens in your backyard. They don't cover any home maintenance for detached homes, HOAs are scams for suburbs.

Condo fees cover the maintenance of lifts, overall structure repairs, maintenance, exterior painting and common area's. Plus the building manager that has to yell at the pajeets to stop cooking stinky curries.

For the fees, it depends on the building and place, some do work out cheaper long term as for houses you also need to pay rates to the city you're in, plus ongoing taxes. You deal with the maintenance costs on a house directly (i.e. pay for repaints, fence repairs) and have to manage the contractor engagement yourself.

There will always be someone with their hand out waiting for you to give them money no matter what you do. The only alternative is settling somewhere uninhabited and living off the grid. If you can get set up well enough it's viable to do so with crypto, you generally need some sort of town/banking access to interact with normal society still (logistics, medical + items you cant manufacture yourself).

i don't need to think or know about mortgages and how all that works because i'm under the age of 40 and will therefore never own a house or condo or whatever anyways. what would i even need a house for? it's not like millennial women are capable of settling down to raise children so won't be having any of those.

Because if you're in NYC, then condos are your only option.
OR if you're a poorfag like me and live in Cali, a more expensive HoA monthly mean means a cheaper buyin price. My condo hoa has actually been pretty good. Things they've taken care of.
> Repaired water main break twice in back patio requiring removal or cement and relaying it
> Replaced hot water heater
> Paid to fix roof
> Repainted building
> Pool gets cleaned regularly
> everything gets gardened.
It's a toss up but works out as a starter "home". It's a 3 bed 2 bath with a bonus room at 1300 square feet. Not great not terrible either. Mortgage and how fee works out less than rent at 2500 a month.
When we finally leave we'll have enough money for a real house with no hoa thanks to this stupid states crazy housing inflation assuming it all doesn't go to shit.

Depends on the building. In NYC, my co-op monthly maintenance fees pay for the Superintendent, landscaping the property and general upkeep like fixing a problem with an elevator. My maintenance also covers water, gas & electric so it's a pretty good deal I don't have separate bills for that.

They also take care of deliveries. If you get a shipment from say Amazon the doorman makes sure it's stored safely so nobody just walks by and steals it.
