I say it because I think boomers don't have a demographic that can replace them, and they own all the homes. Housing units per capita is already pretty high, only supported my multi home ownership. Fed wants out on buying mortgages, trying to let them rolloff instead of selling but the writing is pretty much on the wall in my opinion.
