Real estate has some unique aspects:
1. If you buy in a "no recourse state" you can get margin called with no bankruptcy. Just mail the keys back to the bank and tell them to fuck off. They ruin your credit for 7 years but they can't take any money in your bank account. CA is a no recourse state, for example.

2. 500,000 tax exemption. Live in a house for 2 years as a primary residence (not a rental), and if you sell the house for 500k more than you got it, its tax free.
