Also worth noting about living in a place like this:
>15 minute drive to massive inner city similar to NY/Chicago/etc
>15 minute drive from water good for fishing/kayaking/boating/etc
>1 hour from good hunting land for all seasons
>1 hour from plenty of rivers for day long kayaking trips
>1 hour from affordable plots of land (20 acres for $8k kind of thing)
These appeal to me and my lifestyle personally but I understand these are irrelevant to some. On the flipside:
>very few grocery stores and they are understocked because of theft
>most crime is theft, but its largely isolated to certain areas (highland park)
>concealed carry when walking around solo or accept that there is a percent chance you get robbed and can do nothing about it
>schools are SHIT, absolutely cannot raise children here
>fewer functioning businesses generally speaking given how low the population is relative to the level of infrastructure in place

The Federal Reserve will keep the fed funds rate at 5% or higher throughout this year. This will keep mortgage rates above 6% for this year. A 1% mortgage rate increase will drop buying power by 10-12%. This means a residential real estate asset priced in 2020 at 3% rates has to be at a minimum 30% lower at 6% rates for a similar monthly payment. What those record low rates did was bring demand forward, i.e. people that needed to save another year maybe two were able to buy. Now that rates are over 6% the would be demand already bought or priced out. California and Arizona have already dropped by 20%. Canada as a whole is down 17%.
