Anyone here own a condo? Is it worth it to buy one or no? I'm gonna finish college soon and I'm not sure if I should buy one or not. The main reason I want to buy one is because I want to own property and I don't want to throw away money paying rent. But I'm deadly afraid of buying the wrong unit or being stuck with a condo I cannot sell later. I live in the NYC area and I'm looking at condos in the NYC suburbs, mainly in or around Yonkers because the crime rates are way lower than NYC and I want a place with a garage.

Anyone have any advice for me? How long would I need to own it before I make my money back and more? Also, I've noticed a lot of these condos on Zillow were brought recently and are being sold for way more than the inflation rate would be, for example condos brought for 70k just a few years back are now being sold for 120-150k. Is it a good idea to avoid those units? I feel like there's no way the value isn't gonna go way down on those. Besides that anything I should look for? I'm not buying one as an investment for now but I would want to rent it out if I decide to move somewhere else.

As for price range I'm planning to be super conservative, as in no more than 2x my salary. So if I land a job making 70k I'm not going past 140k in price, depending on how much I have for the down payment.

i mean in all honesty its gone up over 2x in price over the past 7 years so it wasn't actually that bad ig. The HOA has done several things like check fire alarms, paint outside, etc. Honestly painting the outside is fine, but anything they do they do it on their schedule and not yours so it is a pain. Basically you can't have anything outside because then some HOA pinhead will complain. And officially you're not supposed to store stuff in the garage (but everyone does it so it's probably don't ask don't tell)

I do. The HOA fee is low and reasonable. It's in an unremarkable area in suburban flyover land but I can walk to a couple grocery stores and there's some parks around so I don't mind. Something I would say to keep in mind is 1) your neighbors and 2) condos don't appreciate in value unless they're somewhere in-demand

Fair enough, I'm gonna graduate in the summer of 2023 so I have time. I figure if nothing else I'll just move to that area, rent for 6-12 months, and if I like living there I'll pull the trigger on buying a place. Do people buy condos with the intention of flipping them for more money or are prices just overinflated right now? I can't think of any other reason something would buy a condo for 70-90k just to turn around and sell for almost double what they paid not even 5 years later.

As someone who lives in a condo and has for 5+ years, my advice is to ignore what the market is doing and just do a straight comparison of the cost of housing for condos vs. rent in the area you want to live in. For me, it was cheaper to mortgage a condo and pay the HOA than what rent would be for a comparable unit, and at least some of the monthly payment also goes to principle that you can get back out when you eventually decide to buy a proper home (or move to a different condo, I guess). Rent only goes up anyway, and all of the money goes into someone else's pocket.

As someone who is FIRE, condo living is p. nice. I have exactly as much space as I need, and not so much that I go looking for things to fill it with. The fact that someone else takes care of the lawn is also nice.

I'm not sure how it works in other areas of the country, but it seems like if you want to live in or around NYC this is the most economical way to do it. Rent around here is crazy expensive even for a shitty studio. That said if I had to rent I'd try to cheap out as much as possible while saving money to buy a place. That said I'm still not sure I'm gonna stay here after college because I feel like the green is a lot greener elsewhere. But regardless I don't want to throw my money away paying for rent. Even if I owned the shittiest studio condo I'd rather that than paying 2k a month in rent.
