Economic Development is the only work I've done where I've felt fulfilled. Because of the nature of the with, you typically fall into it and it's based on soft skills. I would highly recommend everybody look into it. You can shape your area a bit while making money. Alternatively you find work for a business like MidAmerica or a chamber of commerce. It's really a career path that is going to result in you making tons of money while being very fulfilling and rewarding. There's a job for every type of person in it. It's great. Every area has different problems and different ways to solve them so nobody really expects much out of you for quite some time so you have lots of time to learn as well as time to impress. Not only that but everything moves at a snails pace due to being tied to the area government because of incentive structures.

Highly recommend this field of work for anybody with a little bit of analysis skills, people skills, but particularly both. A salesman can go very far in this field by just being charismatic. You can also just sit in your dark room looking up information all day long. It is awesome.

For most people, retirement is a fantasy, like winning the lottery. They'll retire once they can complete a giant wish list, like a spoiled child asking for Christmas presents.

While I do think some people can get carried away with the miserliness, most people are way too focused on needing some giant fortune. Being retired can be a lot cheaper than working, because it's expensive to be close to jobs. I sold my $270k house in the city and bought a $45k house in the country. No mortgage. That's $1300 a month that I can spend on whatever I want now. On top of that, everything is cheaper here. Groceries, gasoline, the dentist, everything. Oh yeah, almost no black people either.

You do need money, however, and here is my strategy. I have three categories of investments, which I consider low, medium, and high risk/volatility.

>Low risk: Rental houses. I moved into my first house with an FHA loan and 3.5% down. After a couple years, I saved up a 5% conventional down, bought another house and moved into it. Rented out the first one. Repeat as desired. You may think you cannot buy a house as an owner/occupier then rent it out, but my mortgages only required me to live there for one year before being able to rent it. When looking at houses to buy, I aimed to make sure the rent would at least make me cash flow breakeven, before maintenance and vacancies. Which meant in reality, I was somewhat cash flow negative in the first couple years of renting a house out. This sounds bad, but has been overwhelmed by capital appreciation of the houses, and principal reduction in the mortgages.

>Medium risk: Dividend yielding stocks. I've collected enough dividend yielding stock to generate $1k a month in cash flow. Mostly big names, check the dividend aristocrats, although I have some oddballs for yield, like QYLD and ARI.
