Why should or shouldn’t I just skip the rat race entirely and just downsize my life in order to not have to pay rent or a mortgage? I work remotely, so why shouldn’t I just buy some cheap land somewhere and plop down one of these cheap modular houses on it and call it a day? What’s the catch here? I understand that these things don’t appreciate in value like regular houses do, but it would free up my money to be invested in other shit, right? Let’s say I buy $100,000 in land and drop a measly $50,000 on the structure (at MOST), install some solar, a well, and a septic system and I’m self sufficient for life. What’s the catch here? Seems like a way better option than being a slave to an $800,000 mortgage.

Why do people always assume it's that easy? Sure, you could get the land for 100k, sure you could the MSRP price for the house at 50k.

No one ever thinks of access, water, septic, electricity, grey water management, converters for solar, secondary power sources, internet and the biggest, zoning laws.

Navigate all this and it's still just a peice of land with a depreciating asset and a high liability septic tank on it.

electrical utilities hookup is highly dependent on how far you are from existing utilities service, could be a few thousand bucks, could be $30k.

land grading is extremely important too, especially if you have a basement. poorly graded land will flood your shit.
