What are the best businesses I can start with $10-20k that are little to no maintenance as far as running it day to day? if you're willing to start off more active there's a shitload of possibilities in janitorial or landscaping or painting or siding or other similar low-key property maintenance lines.

I have a janitorial biz. It costs almost nothing to start but you'll have to know how to hire managers and estimators and labor because there's so much work to do if you know what you're doing and have decent prices.

any 'real' business is going to be a real estate and tax shelter play with your actual profit coming from equity. But it's a pretty simple way to make a few million dollars out of a few thousand if you know what you're doing. Or you can go broke over and over again if you're and idiot.

The business itself grows equity as it expands, and you have the property at the end of the day as well, paid for by the business mostly tax free. This is the main idea behind most brick and mortar businesses. The business doesn't matter, it's just there to buy you real estate.

parking probably won't even pay your mortgage or lot rent. The only reason to do it is for the tax deductions and owning the land at the end of the project.

I'm a partner in a storage unit side hustle. It cost us just over $4 million to set up, but has vanishingly small revolving expenses. The profit margin is better than if we had built luxury residential and especially better than if we had built commercial (we would have sudoku'ed). Work and get a bigger nest egg then 10/20K and look to put a down payment on a decent rental property. Build some equity in said rental property, refinance pull equity out purchase another property, rinse and repeat.
That is as low effort as it gets with a high cash return.
Any 'low effort business' w/ only 10-20K start up capital will make very little to no money or just outright fail.

The best part about doing rentals this way is all the tax benefits. I just rented a property out which is only going to bring me $3k in cashflow/yr, BUT... after deducting for depreciation, that cashflow is tax free, and I get another $2k deduction on my personal income, while building equity. And when you do a refinance to pull equity out, it's not even considered a capital gain, literal tax free reinvestment. Real estate can produce absolutely stupid compound returns, but it gets a bad rep because people don't understand how to legally abuse the tax structures (which is where literally all the profit comes from) or get too greedy and overleverage themselves to the tits. The cashflow is just there to service debt, all the real profit is from tax free capital gains.

Parking lot is going to cost way more than that. In the city here it's $1mil+ for a single on street parking space.
There are very few if any businesses that you can start with such a small amount of money that also require no hands on activity especially because you don't want to do anything digital.
A laundromat might be your best bet but even those go for like $500k and I'm not sure what financing looks like for small biz but even i'd expect you to still need to come up w/ more than $20k + you'd want operating capital.
Your best bet having not a lot of money, IMO, is to just focus on earning more money.
The easiest ways for most people to do that are
>1. Earning more money at your regular job
Whether that means getting a promotion, or raise, or just moving into a career like sales that has a much higher income ceiling
>2. Skill acquisition
Whether that's taking an accelerated program to get into nursing, or coding, or plumbing it can be worth it to take 1 step back to take 2 forward.
A lot of people underestimate how long they are actually going to be working for so you might as well have a job that actually pays well.
Skills can also just be something like learning more about equity/crypto markets, trading, real estate, etc.
>3. Spending less
This is less important than earning more because even if you made $20k (net) each year and saved 100% of it you'd still be left with less than someone who earned $50k (net) and kept half of it.
