>build a concrete form around your walls about 3-6 inches wide coming outwards from your wall

>insert some rebar if you want it to be strong and not look pretty, up to you, better idea is rebar always or some sort of steel reinforcement

>get a FUCKTONNE of dry cement bags, throw some small pebbles in (a lot but they have to be small, think 3x the size of a pea or even 1/4inch aggregate

>add water to concrete, mix, add stone, pour.

It will be hard fucking work to do this keep in mind, and you have to be quick with this so honestly probably a shitty gameplan, I would say maybe consider regrouting it. Just keep doing layer by layer until it's built out of it's seeping water, I dunno that's my best idea. I'm only an apprentice with a few years of experience but in general repairs and renovations are not difficult, they are hard. By that I mean any retard can add paste to their wall and fix it. I bought an 800k house no inspection. There's some half assed repairs and it needs a new roof bad and also the siding shingles and if I'm doing the sides I'll do the windows and the electric needs some new outlets so it all adds up. Meh unless the foundation or septic are messed up it's just a couple bucks here and there for stuff you'll have to update or maintain anyway.
Almost always your buying the land not the house. I passed (well lowballed) on houses that had newest everything just because it was a small house with a small yard in a business area.
Despite about 50k on updates it needs I can walk down to the beach after work and so I wouldn't change a damn thing.

this. fix the roof and repaint a bunch of shit and you're already halfway there

Skimmed through OP's comments:
>his gf bought the house for them and their 3 kids
>it's somewhere in the Midwest USA
>there's asbestos
>some app appraised it at 157k because it has a large lot with a 3-car garage

Basically, they need to live in the garage and gut it.

just settle in and accept your destiny,
imagine you are a medieval peasant who just upgraded from a wodden shack to a proper stone house.

It's fixable will need about 35,000 after they rip up the floring and walls in some rooms. Best to redo everything at once in a house like this. It's not too bad they can probably get a loan at a credit union. Living there with kids in this condition is stupid and their fault for no inspection but atleast it isn't hopeless.

lol 90% of the stuff you posted is bullshit superficial stuff you can easily DIY.

150k, lol wow so pricy.

You did buy someones trash, but not so bad, realistically it's just superficial water damage. If i'ts below grade (meaning below dirt wagie) then you have a water leakge problem and the foundation is shit. If it's above grade, then a roof leak is getting through the sheathing and causing that alongside mold. Bottle of bleach, new roof will take care of that.

That'd be a $5000 estimate, pay up or I'll put a lien on your new property wagie homeowner :)

Yeah I as thinking the same. A week with a skip, strip the drywall and shit ceilings. Then get a plumbers in the update piping and boiler (in my country you get a grant to do this if it's energy saving). Get a carpenter/plasterer for new walls and doorframes, probably new windows. Then you're left with is what you'd have when you get a new build. Everything else is interior which you can do yourself (flooring, paintings, tiling, decorating. He's still saving a lot of cash.

and it will be worth 80 in a few years.
and you will have to spend 20k fixing it.
and you will probably lose your job in the coming recession.
you have probably made the worst decision of your life. what will you do?

I think it looks decent for 150k depending on location desu. Throw 50k into it and you got yourself a 275k house.
