If you are getting into real estate as an individual and want to flip houses or rental property than SFR is the gold standard, MUCH MUCH easier than multifamily or commercial to close on and a way bigger market. Unless you are a general contractor or have millions in collateral you won't be able to get funding for multifamily or commercial they will one look at you, ask for previous experience and when you say you have none you will be told to hit the bricks and that's at a private lender, banks will not even talk to you in the first place. Start with SFR see if you can cut your teeth on something simple and build your way up with leverage, don't get into multifamily, commercial, or mixed use until you have a strong portfolio and know what you are doing...
In this economic environment though it is the worst time to get into this business, you needed to get in 10 years ago when rates were low, as we speak there are flippers losing everything because they were extremely over leveraged (you almost have to be in this business) and as they say when the tide comes in you find out who is swimming naked....
I see so many scam artists on social media talking about "rental property" "passive income" trying to rope you in to buy some course or some bullshit they need to all go drink a gallon of bleach
