Its just not a good time to buy a house, honestly.
It will be much better for you to lease for ~1year (2k per month is pretty good for 1b1ba) after housing goes down a little.

DESU in California, you'll only see price discounts on some outskirt areas.
Depending on your income, if you're working tech, you probably earn around $150-170k per year, you *could* get a loan for 6-6.5% which is the current rate going.
But it is pretty suboptimal. While I believe housing WILL go down, I don't think HCOL areas like California will see much discounts.

I've been wanting to buy recently. Had to sell my old house I inherited in the city and want to buy a bit more rural with the profits, but I don't know what to believe. Half of people are saying the housing markets going to crash, the other half are saying that prices are just going to keep climbing because people are still buying. If it's the latter, then I want to buy sooner to get the most for my money, right?

I also have to make the decision to buy in cash or get a mortgage, with family encouraging me to get the latter, but I don't know anything about investing and I'd rather live without a debt hanging over my head.

>> No.49823180

yes, the idea was to keep the cash and live paycheck to paycheck. 20% is do-able but the payment is still 2.6k/month, but only have 60k for emergency. w/ 5% down, lets me keep a large part of the cash and can walk away if the situation is real bad and get to keep the cash, but not an expert on foreclosures.

That's definitely my line of thinking. I'd rather save on the closing costs and just pay my property taxes + insurance rather than constantly know I'm just essentially renting my home from bankers. The peace of mind sounds priceless.

Downside is I won't have as big of an emergency fund, but if I'm debtfree I can build that fund myself quicker instead of draining from a pre-established one.

What do you mean can walk away? The house will be worth 30% less next year and you’ll owe a ton of money
Never consider anything more than 30% of income when you count your total monthly expense not just from housing. Why not just buy a mobile home for 50k all said and done? If you don’t care about the quality

>One mention of the prophecy of Maitreya is in the Maitreyavyākaraṇa. It implies that he is a teacher of meditative trance sādhanā and states that gods, men and other beings:

>«[...] will lose their doubts, and the torrents of their cravings will be cut off: free from all misery they will manage to cross the ocean of becoming; and, as a result of Maitreya's teachings, they will lead a holy life. No longer will they regard anything as their own, they will have no possession, no gold or silver, no home, no relatives! But they will lead the holy life of oneness under Maitreya's guidance. They will have torn the net of the passions, they will manage to enter into trances, and theirs will be an abundance of joy and happiness, for they will lead a holy life under Maitreya's guidance.»
