Guy who house hunted for the past 2.5 years and ultimately bought a new construction home because bidding wars made new construction the more economically attractive avenue here. Anyone who tells you to just save more via canceling streaming subscriptions or stop doing take out is being highly disingenuous.

You need to have roughly 80k in savings. With 45k available for down-payment+closing (if no housing grant or assistance). 10k for possible housing repairs if you're buying used. Roughly 5k for bank appraisal, third-party Inspection and realtor fees (if the seller isn't footing the bill). And at least 20k in savings left (depending on the area you buy in) for headway to assure the bank giving you the loan isn't zeroing out your account.

You also need to have good credit scores throughout the process because they will do multiple credit checks during your search for a home. Even a new construction requires at least four credit checks, two by your home loan lender, one by the builder and one by home owners insurance you select. The home loan lender will also review both your job, length you had it and your total assets.

If you aren't already several years in your career or getting money from family for the home (especially in the west/east coasts) it isn't going to be easy.

It took three years for me to save enough money to seriously consider buying a house and still have money left for furnishing and savings leftover. And that's with a 90k salary, which the average person doesn't have.

I worked in nyc for a few years as a management consultant and was coached/mentored professionally and personally with great results in both.

I spent a lot of time in my life up to that point taking care of myself and that included watching what I ate, cooking most of my own meals etc. I was time rich and cash poor for a long time (contract gigs between jobs, studying, social life) where I’d take public transport places, budget gym membership training myself and was comfortable with these things.

When I started doing well and landing good jobs I got advice around managing my time better and that included outsourcing a bunch of shit.

Started using a laundry service, personal trainer, buying more meals, more ubers, etc. because those services bought me more time to focus on actually getting way more money than it cost. At first I was shocked at the costs but soon realized this was a financially sound decision.
