I am going to buy a house this fall.

I have wanted to the past year or two, but I was trying to time the market. Where I live in Texas, prices are up >50% over the past 5 years and that kills me. I swore up and down that we were due for a 'correction', that government backed subprime mortgages were unsustainable, that average housing costs were leaving the average person in the dust and that demand would dry up.

And then COVID happened, and the central banks told everyone explicitly what they were going to do (there's some jargon for this, it's considered monetary policy) - print print print, buy buy buy. They are throwing fuel in this runaway train and there's nothing you can do about it.

My thinking is that I can't afford to not buy a house, in the sense that real asset inflation is going so far so fast that you can't keep up if you're not in real estate and crypto. Your currency is devaluing before your very eyes. And so the only way you can theoretically hang on is to invest. Inevitably, we're either going to hit Great Depression 2.0 when the bubbles pop, or something much much worse if they continue to inflate. In either outcome, I don't think the passive person is going to come out ahead. We are collectively fucked so you have to do the best you can for the near future. And at least you can live in the house for the time being.
