As a guy trying to buy a house i'd say most of the reason is that what's actually affordable on the market are just glorified apartments and the retards making the houses don't grasp that people don't really want that kind of shit.

Also most people don't want to compromise on the area of a house either. After failing to really get what I wanted and rarely seeing what I wanted, I got over the notion of buying a house in the city because there was too much compromise and too much competition(Unironically one time I went 50k over asking price and STILL got denied of a house) but most people don't.
