Honestly... I'm not entirely sure how they'll work it out in terms of rent. At this point it's gone on too long and there's no plausible way for these people to make good. I honestly wouldn't be surprised to see some kind of subsidy proposed, rewarding those who didn't pay.

I can chime in, in regards to mortgages. I'm a complete with no crypto my name who's been lurking and researching in the hopes of learning enough to make something.

Mortgage companies started offering forbearance plans during the start of the pandemic. This means you agree to terms and with zero interest or credit score hit, you don't have to pay a dime for the agreed term. The catch? At the end of the term, you owe the balance due for those months. Not only the entire balance... but you're obligated to pay it 100% in full or nothing. Any payments, even .01 under the total balance... and it doesn't meet their requirments. Of course, they'll accept and keep payments under the outstanding balance, but they go into a seperate account until that number is met 100% before the end of the forbearance term.

In some cases, some lenders will offer a forbearance plan that will increase your upcoming payments after the term, usually to be paid within 12 months ie:

>6 month forbearance
>outstanding balance 6
>new mortgage payment for next 12 months following forbearance = $1500

In even rarer cases, lenders have allowed the outstanding balance to simply be applied to the end of the loan term. But that's typically very small loans like cars.

I entertain the thought of moving to a cheaper country and just working remotely (if at all), but in the end if normies can be happy living with a shitty mortgage then I probably could too if I settled down in full normiemode with a wife and kids. No. This is what young people in their 20s and 30s who never bought a house wish was happening (hence why these threads are reposted every single day).

Apartment complexes aren't houses. To the extent there even are many people who are in danger of eviction than in the past (and there aren't many; number's not much higher than it's already gotten during non-virus years) these are evictions, not foreclosures, and you wouldn't get a house out of it unless you plan to buy an apartment complex.
The people who got laid off were almost entirely service industry meaning they were never going to buy a house to begin with. It's not a good time to be a landlord but that only makes single family houses even more valuable as those renters with money have begun trying to flee apartments and buy homes of their own.
Compare 2007 to 2020 and the key indicators for a crash are all there for the former while far away from there for the latter. Most obvious indicator to watch is interest rate. If interest rates are raised then you start to have the ingredients for a crash.
