There is literally no reason to not get as much debt as possible. If you do not get as much debt as possible and invest it you are a retard. If you cannot break even on 10-20% APR you should just rope yourself. I just took out a $500k loan and invested it all.

I have to disagree, I spent the summer looking for vacant land, lowest price I found was advertised at 1k an acre and it was pretty out there without any good water on the property. Put in a bid and apparently wasn't even close. Have given up on buying land, sure theres some cheap stuff 8hrs out of the cities, but I don't see any short-medium term investment opportunity in that at all. As for the citites? I know a guy who bought a vacant lot in Toronto for 5 mil in 2016; he sold it this summer for 25 mil....
