land tax is the only thing that makes sense. because who really owns the land? every square of land was stolen from someone else. even if you purchased it. chances are it was stolen from the native americans or from a conqueror in said country you are in. taxing labor and stocks and sales revenue doesn't make any sense as those are truly the products of your effort

I propose a property tax that scales directly with distance from owner's residence address to the property address.
For example, live 10 km away from the property, pay an extra 1% property tax.
Every owner living far enough away that they aren't under 1 base unit for distance, is required to cite a current appraisal every year for the property, and the tax rate is applied to that.
Both occupant and the government are given a right of first purchase at said rate.
If the appraiser starts to get too far under market value, the landlord will get the property purchased up from under them.

Ultimately this restricts far flung slumlords and REITs from gobbling up working class housing, and reduces the profits from speculating on property, especially empty property.

An externality is if a local squillionaire buys up all the property around them for a radial km, then they will have formed a monopoly, but if things come to that point, then other legislation can be written.
Or the tenants gather their pitchforks.

agreed. The land tax is the most efficient way of taxing and would probably help people move around easier (especially compare to a lump sum tax a buyer pays at the start). Pretty hard to dodge the tax as well. And the only ones that complain are the boomers with 20 different investment properties who bleat about how poor they are. Might also fix the ponzi scheme that is housing in a lot of big cities
