Convince me that a mobile home isn't worth it. It seems like a good idea for a dude like me who doesn't intend to marry and doesn't intend to live long

Pros
>cheap af relative to renting
>low $/sqft relative to house
>can rent excess rooms if more money needed

Cons
>mobile homes do not appreciate in value
>general mobile home community is sketchy

>general mobile home community is sketchy
This is the real drawback. I wish cheap ass housing in the US didn't mean being surrounded by subhumans unless you live in the middle of nowhere.

I've been to look at a mobile home community and other than a bunch of kids running around screaming, it wasn't the worst thing. Like, I'd buy a washer/dryer for my own place to avoid having to leave the house at all.

I mean,, they are technically mobile,, but from my understanding actually moving them is a pain in the ass. Everything I've seen a mobile home being transported it had an oversize load vehicle along with a leading and following vehicle. I imagine you also need a shit ton of permits ahead of time

Mobile home on land, yes. In a mobile home park, absolutely not.

If you look carefully, you can find decent MH communities. By their nature they are going to be more expensive, which will bring into question the ultimate value prop of it.
But there is a MH community not far from me that is actually fairly pleasant. Mostly working families, clean, well kept "lawns" with no trash strewn around.

this. if you can afford it, get cheap rural land. hopefully with septic, well and electric already available. with a used trailer or move one. you'll have to watch out for state or local regulations though.

I would consider one if i were burger, but it would have to cost less than 50k$ which is real value of this shitbox, be on own land and no niggers/ white trash neighborhood. Is this even possible, trailer park boys life sounds comfy though

Why is it so cheap and does not appreciate?

Lot fees can be almost as much as rent.

I’m in a similar situation, except for the faggy doomer shit. I have the chance to buy a cheap piece of land in Los Angeles in a neighborhood. I’m thinking about buying a tiny house on wheels and either living in it or renting it out on Airbnb. Building a tiny house on a slab foundation is pricey

depends.... if you live in the uk for example, i can point out how it isnt worth it by pointing out its partly illegal to live in a mobile home here and the gov tries everything to make anything that isnt a house illegal.... camping? illegal..... living in motorhome? illegal but only allowed for holiday homes of which your at the mercy of strict holiday home sites that act like nazis and even trash your mobile home when it goes over 10 years old... so in the uk, nothing is worth it, because we have a nazi state that forces home ownership only

No one's going to stay in your shitty mobile home, retard.

>> No.24900274

I think they're a trap. The lot fees are expensive af. I'm actually not sure how poor people see them as cheaper, sure the payment will be $300 for the home itself but the lot fees are $300 as well, and you don't get any of the appreciation of a normal home.

Seems smarter to just buy a small, mediocre place for yourself, enjoy some amount of appreciation and not have to live in a fucking trailer lol.

A better option is a metal prefab home. All in cost for concrete slab, kit, assembly, finishing (doors, paneling, etc) is about $60K for a 1500sq/ft building.
Add in another $10k or so for an acre of land and you are at $70k for quite a better setup than a mobile home.
Mobile homes are great if you like being hot in summer, cold in winter, and deal with mice all the time.

You are forgetting to pay the jew: permitting, pre-permitting, engineering, draftsmen, water hook up, power hookup, sewer hookup, soil report, percolation test

I visit alot of mobile home communties because of my job.

They always include
>unchained/collarless dogs running around
>lots of trash strewn every where
>each yard has atleast 1 broken vehicle that has over grown grass growing around it
>mobile homes may have been "modded" to some degree due to tenants living there for so long

I don't undestand how people can live like this. The worst mobile home i visited reeked of black mold, had dog and cat shit all over the floor, and was literally falling apart.

I chalk it up to a combination of mental illness and pure stupidity. is this just a symptom of being poor.

Go for it! I'm sure screaming kids are the only drawbacks to living in a trailer park

the mentally ill/atrociously stupid have to go somewhere anon. Either homeless or in a trailer park.
