Stocks are reliant on companies performance and most of that is tricky at the moment. If you want to invest in one, you need something eco-friendly, carbon neutral, online and profitable. That is the direction the future is heading and businesses that do not fit that criteria will collapse. Those looking into drones/automating its workforce are also worth a look.

In terms of crypto, we have entered a bull run. Nobody knows when or if it'll decline. It's incredibly volatile and a big risk. Your best bet if you do enter crypto would be BTC or ETH. These are the primary crypto and everything else pretty much reacts to them.

Real estate right now will fuck you over. You cannot rent out a place because tennants are mostly covered. The price of housing might drop or increase massively because a lot of people dying means a lot of empty houses to be sold on.

Honestly, why do you need more than $40k... what are you planning that costs more?
