They've raised 500m in cash and another 100m possible through a secondary offering. They're trimming the fat. Why would they need expensive retail space when all it does it limits their inventory to "AAA Hits" in which they have no leverage over? GME can bully tons of small companies into selling their novelty gaming related items to resale up to a 20% margin which they can hold in their gigantic warehouses. The market on that is virtually untapped and it beats selling a PS5, XSEX where they're forced to sell with a 1-2% at most because of Sony/Microsoft contracts and other big retailer
