Land is generally an appreciating asset. It's relatively scarce and permanent. Structures are always degrading and their relevance and therefore value is dependent on the changing environment.

Unless your property is producing income, it is not an investment, you are just speculating.

Well, this is if you're inclined to buy a house already. If the alternative is to pay rents for several years then you could have less money to invest in the REITs. It depends on the area. I have a job at a large research university in a city that's rapidly gentrifying so there's a big incentive to cash in on the property meme.

Well when you get a mortgage to buy a property, traditionally you would deposit 20% of the value of the property, and the bank would lend the other 80%. That's a x5.
