I mean, QQQ is QQQ. It's relatively safe and likely still has a lot of growth, so can't go wrong there.
As for the others:
I don't know much about homebuilding, but looking at XHB's holdings, it seems fairly solid, at least the companies I know. I guess you are buying into the thesis that the work from home trend is going to lead to more people moving out of the big cities, which benefits homebuilders. Makes somewhat sense to me.
XLB, I guess is okay. I don't know why you think that sector in particular would outperform SPY. If you want something for a potential bear market, Consumer Staples are probably better.

If you want to invest (safely) and just forget about it for 20 years, why not just go 50%-50% QQQ and SPY/VOO? As I said, I can definitely see the argument for health care outperforming the broader market, and sort of understand the argument for construction (at least short term), but I'm not sure about the others.

Personally, I'm invested in TMO and ISRG. There are plenty of other companies in the industry with a lot of growth potential though.
