I've seen floodwaters and storm surges go up to 6 metres where I live, I doubled it to be on the safe side, especially if I want to have a basement. 12 hectares is what I calculated to have a comfy self-sustaining life with loads of privacy, with a house, fields and orchards. Plus 12 is my favourite number.
